(BXMT) is a publicly traded real estate finance company and a subsidiary of Blackstone, one of the world's largest alternative asset managers. Founded in 1997 and headquartered in New York City, BXMT primarily originates and invests in senior loans secured by commercial real estate properties. The company operates as a Real Estate Investment Trust (REIT), which allows it to avoid federal corporate income taxes by distributing at least 90% of its taxable income to shareholders. Its investment activities span across North America, Europe, and Australia, focusing on high-quality assets in major markets. BXMT's business model involves originating floating-rate, senior mortgages and other debt instruments, often through its direct lending platform. The company is managed by Blackstone, which provides significant expertise and resources in real estate and credit markets. As of the latest data, BXMT has a market capitalization of approximately $2.38 billion, with a stock price around $14.15. The company's financial metrics indicate a dividend yield of about 13.3%, reflecting its commitment to returning capital to shareholders (with a dividend per share of $1.88). Despite a high debt-to-equity ratio (4.85) common for mortgage REITs, BXMT maintains a relatively low price-to-book ratio of 0.73, suggesting potential value. The company's revenue per share is $7.695, and its net income per share is $0.091, indicating thin margins typical of REITs. Under the leadership of CEO Timothy Johnson, BXMT continues to focus on originating and managing a diversified portfolio of commercial real estate debt. The company's long-term strategy involves capitalizing on Blackstone's global platform to source attractive investment opportunities, while maintaining prudent underwriting and risk management practices. With a strong presence in the commercial real estate lending space, BXMT aims to provide shareholders with attractive risk-adjusted returns through dividends and long-term capital appreciation.

Tim Hayes: Good morning, and welcome everyone to Blackstone Mortgage Trust's second quarter 2026 earnings conference call. A few weeks ago, we paid a dividend of $0.47 per share with respect to the second quarter. With that, I'll now turn the call over to Tim.
Tim Johnson: Thanks, Tim. BXMT's second quarter results reflect continued execution of our goal of driving portfolio turnover and reallocating our capital into high-conviction investment themes. We received $1.2 billion of repayments in the second quarter, nearly all of which were seasoned loans originated before 2023. We reinvested our capital into $1.4 billion of new investments concentrated in sectors with strong underlying fundamentals, such as residential, industrial, and net lease. Over the past year, these sectors have accounted for approximately 80% of our total portfolio deployment, and we've leveraged our global platform to source investments offering highly compelling relative value. Our investment activity this quarter includes our entry into the single-family home builder finance sector. This is an area where there has been significant pullback from the banking system, and our platform positions us well to gain market share amidst a fragmented …
